We are constantly researching and reviewing the market and have a broad knowledge of Sydney and Regional Market. We also have access to number of online property venues in assisting us to give a high standard of property advice.

Initial Consultation

We will meet with you (or arrange a teleconference) to discuss your key requirements and expectations to fully understand your needs and provide due diligence on factors that affect prices in the local market.

Extensive Market Reseach

Using your “Buyers Brief” we undertake extensive research to match your purchasing/leasing criteria with properties for sale/for lease. We contact every selling/leasing agent in the target area and search for properties that are not advertised on the open market (silent listings). We also find private sales/rentals and listings using a wide variety of research methods (we don’t just look up the real estate classifieds!). We deflect all the stress of dealing with real estate agents and cut through the sales/rentals speak to find properties that best suit your brief.

Evaluate & Negotiate

Once you are satisfied the target property will meet your needs, we assess the current market value of these properties using a combination of our local knowledge and our extensive sales/rentals database showing comparable sales/rentals in the chosen area. We commence negotiations with the seller/lessor or seller’s agent/lessor’s agent. This is where our knowledge and skill come to the forefront to secure the property at the best possible price, terms and conditions possible.

PRE Installment Service

We keep you informed of any other issues that may arise in the lead up to settlement and can provide any assistance you may require along the way. For investor clients we provide advice on rental values and help you select competent local property managers.

Physical Inspections

Once we have compiled a shortlist and obtained your feedback on suitability, we arrange a private inspection for a time that is convenient for you. Rather than rushing from one inspection to the next, we arrange a time that fits in with your schedule saving you countless hours of research. If you are based out side of the search area, we will inspect on your behalf.

Legal Review & Building and PEST REPORTS

Once the offer has been accepted, we strongly recommend you engage a building and pest inspector if purchasing. Your solicitor will also review the contract of sale/lease to check all legal requirements are satisfied. We can assist with the coordination of these and other necessary support services. (Please Note, the purchaser pays separate fees for pest and building inspections, strata searches and legal conveyancing.) We will also give you our personal opinion and any reports.

FEES For Pro Real Estate Buyers Agent Services

When you retain our services, we are only financially compensated by you and no one else. To maintain our independence, we absolutely do NOT accept any commissions from sellers/lessors.

Our fees are very competitive and NEGOTIABLE they are either based on a percentage of the purchase/lease price or a fixed amount.

There are TWO BASIC FEES for using our services.

A Non-Refundable Upfront Retainer

This fee is paid upon signing of the Agency Agreement regardless of whether a property is ultimately purchased/leased. This fee is deductible from the success fee due when a property is purchased/leased.

A Success Fee.

This is only paid when contracts/leases are exchanged for the purchase/lease of a property.
